Where commercial sites go wrong before the first wall

Most commercial delays trace back to the ground. Uneven terrain that was never graded for the pad, water with nowhere to go, trench lines that cross each other, soil that moves when it freezes and thaws. None of it shows up on a floor plan, and all of it shows up later as erosion, puddling and settling.

Central Washington asks a lot of a site. Snowmelt and heavy rain give way to long dry spells and hard freezing weather, and the ground expands and contracts through all of it. A site that is prepared for one season and not the others will let you know about it within a year or two.

How the Fisher crew works the site, in order

It starts with land clearing, then excavation and grading. Once the ground is open, the crew grades and levels uneven terrain and prepares space for building pads, roadways, driveways, parking lots, sidewalks and other additions. Water flow drives the grading: proper elevation and sloping so water leaves the site instead of pooling on it.

Underground work comes next. The crew has the skills and equipment to trench for electric, communications, gas, water, septic, irrigation and drainage lines. Every utility and drainage route is planned ahead of the machine, to prevent conflicts between lines, avoid frost-related problems and keep the finished system safe and reliable.

Soil stabilization ties it together. Drainage and materials go in to support stable ground, protecting the building from flooding, runoff, erosion and expansion and contraction damage, and from the settling that follows.

Chapter 03

Foundation prep for barns, shops, warehouses and offices

Fisher has prepared sites for barns, processing facilities and equipment buildings, workshops, warehouses, offices and industrial facilities. Each one starts with an in-depth look at the property and a plan written for that building, so the issues that could compromise the foundation are found and dealt with before concrete is ordered.

Derek Fisher brings more than 35 years of personal industry experience to those plans, and the team around him adds over 100 years of combined expertise. That is a lot of ground read, in a lot of soil types, and it shows up in what gets flagged early.

One contractor from the dirt to the structure

Because Fisher Construction also builds the structures that go on these sites, there is no hand-off gap between the excavation crew and the people framing the building. You do not hire and coordinate a string of separate contractors, and the crew that cut the pad is still around when the walls go up.
