The damage you cannot see from the driveway

What the inspection covers, step by step

Washington winters bring snow, ice and freezing temperatures that put extra stress on a roof, so an inspection before the season is the best time to find out where it is weak. Fisher Construction works through the roof in order, starting outside with the overall condition and any visible damage.

Then the crew goes inside. Ceilings and the attic show leaks, water stains and sagging that point to a structural problem you would never spot from above. The team also reviews ventilation and insulation, which decide whether ice dams form, and checks that gutters and drainage are clear and working.

You finish with something in hand: a detailed report of the findings and recommended next steps, whether that is a simple repair or proactive maintenance. Fewer surprises, and more confidence in how the roof will hold up through South Central Washington winters.

Chapter 03

Ventilation, insulation and the ice dam problem

A roof that is healthy on the outside can still be failing from the attic. Rooms that run much hotter or colder than the rest of the house often point to inadequate insulation or poor ventilation overhead.

Ice dams are the winter version. They are thick frozen ridges at the roof edge, formed when warm air escapes through the roof, melts the snow, and the water refreezes at the eaves. They damage shingles and push water under them. Poor ventilation also traps moisture in the attic, which is exactly the environment mold and mildew need.
